A note on the word “removal”. Mould spores exist naturally almost everywhere, indoors and out. No company can remove every spore from a property, and any guarantee to do so should be treated with caution. What professional remediation does is remove the growth, correct the moisture that allowed it to establish, and return spore levels to what is normal for the building.
Every property is different, but the sequence below is what a full remediation involves. The order matters: removing growth before the area is contained distributes spores through the rest of the property.
The first call. We ask what you are seeing, where it is, how long it has been there and whether anything has been treated before. That last question matters most: mould that was cleaned once and came back tells us the moisture source was never found, so we arrive looking for a cause somebody else missed.
Moisture readings are taken across walls, ceilings and floors, including areas that look completely dry. An elevated reading in a dry-looking wall is how a concealed leak announces itself before it stains anything.
Thermal imaging reveals temperature differences behind surfaces, so a wet patch inside a wall or a cold spot holding condensation is located without opening the wall to look.
The AC system is checked at the ductwork, evaporator coil and condensate drainage, because AC condensation is the most common source in Dubai properties and growth inside ductwork is invisible from the room.
You receive written findings: what was found, where, the readings taken and the likely source, before anything is quoted.
The affected area is isolated with physical barriers before anything is disturbed. This happens first for a reason: removing growth from an uncontained room distributes spores through the rest of the property, turning one problem area into several.
Negative air pressure is used where growth is extensive, so air flows into the contained area rather than out of it.
The AC goes off for the duration. Running it during the work pulls spores into the ductwork and delivers them to every room in the property.
HEPA air scrubbers run throughout. Cleaning mould disturbs it, and spores that were sitting on a wall end up airborne. Without filtration running they simply settle somewhere else, which is why some properties smell worse for a week after a mould clean than they did before it.
Worth asking when comparing quotes: are air scrubbers included, and do they run for the whole job or only at the end?
Growth is removed using HEPA vacuums and the appropriate method for each material. Not everything can be treated in place.
Treated: non-porous and semi-porous surfaces such as tile, concrete, sealed timber and painted plaster in sound condition.
Cut out and bagged: porous materials too far gone to treat, such as saturated plasterboard and affected insulation. Treating the face of a board does nothing about what is growing inside it.
Anti-microbial treatment is applied to the cleaned substrate afterwards, never over the top of accumulated growth. Applied first, it treats the surface and leaves the cause underneath.
Furniture, curtains and stored belongings in the affected area are cleaned rather than left in place. Items in a room with mould carry spores whether or not they show visible growth, and returning uncleaned belongings to a cleaned room brings the smell back with them. This includes wardrobes against an affected wall, one of the most common places growth is found and the last place anyone looks.
Then the cause gets fixed. This is the step that separates remediation from cleaning.
If it is plumbing: a pipe leak, failed seal or drainage fault is repaired by our plumbing team under the same engagement, not by a second contractor.
If it is the AC: a blocked condensate drain or contaminated ductwork is handled through AC duct cleaning. This is the most common cause we find.
If it is humidity or ventilation: identified with a written recommendation covering extract ventilation, humidity management and the AC settings contributing to it.
Plaster, paint and finishes are reinstated so the area is returned to its previous condition, then it is tested again.
Moisture readings are repeated across the treated area, so you have a recorded reading confirming it has dried rather than an assurance that it has. A before and after pair is what makes either one meaningful.
